So You Want to Buy an Apartment in Israel

A Dream, a Maze, and a Way Through With Olim Advisors

You’re thinking about Israel, or maybe just talking to someone about it, when a thought surfaces: “Maybe I should look into buying a home there.” Somewhere along the way, that thought stopped being a someday-maybe. Now it feels like: “We’re actually doing this.”

Owning a home in Israel is one of those dreams that sits in a particular corner of the Jewish imagination. Not just as a real estate investment, though it’s often that too. But as something more layered: a connection to land and history and community, a second home that feels like the first home, a place your children and grandchildren will always have. For many American Jews, buying in Israel is less a financial transaction and more a declaration. We belong here.

Which makes what happens next all the more jarring.

THE GAP BETWEEN THE DREAM AND THE PROCESS

Here’s something the Israel real estate events or the multitude of real estate print ads that you see in New York and Los Angeles don’t put in big letters on the banner: The Israeli property-buying process is genuinely unfamiliar to Americans, and that unfamiliarity has real financial consequences if you walk in unprepared.

In the U.S., you have the MLS, buyer’s agents with clear fiduciary duties, standardized contracts, title insurance, and a closing process that, while imperfect, has been refined over decades into something reasonably navigable. In Israel, you have none of those things. What you have instead is a market where the same apartment might be listed with five different agents simultaneously, where buyer and seller agents are often the same person with an obvious conflict of interest, where there is no centralized listing system equivalent to the MLS, and where the contract is written in legal Hebrew that would challenge a native speaker.

There’s also the listing problem. Israeli property websites like Yad2 and Madlan have their uses, but they’re not the MLS. Listings stay live long after properties sell. Prices are aspirational rather than factual.

Beyond the mechanics, there are the harder questions that don’t have quick answers. Which neighborhood? Which city? Tel Aviv for the career and the beach, though the price tag takes real financial stretching. Jerusalem for the meaning and the community, though the job market can be slower going. Ra’anana for the strong Anglo support network and infrastructure, but maybe you are looking for a more suburban feel. Modi’in as a middle-ground option that balances the trade-offs of the others. Every option has a compelling case and a real downside, and choosing between them without local knowledge is genuinely difficult.

Then there’s the budget question, which is more complicated than it looks. The purchase price is only the beginning. Purchase tax (mas rechisha) adds a meaningful percentage for nonresidents or those who already own property. Legal fees, agent commissions, mortgage costs if you’re borrowing, and the inevitable post-purchase renovations all need to be factored in before you decide what you can afford. New immigrants have purchase tax benefits that nonresident buyers don’t, and the difference matters.

And then there’s the most uncomfortable question of all: Who do you trust? The developer running the splashy event at a hotel ballroom in Midtown? The realtor who found you three options in 48 hours? The lawyer someone recommended on a Facebook group? Each of these professionals has their own interests, which may or may not align with yours, and knowing how to evaluate them without local expertise is harder than it sounds.

THE PART WHERE YOU DON’T HAVE TO FIGURE IT OUT ALONE

This is where Olim Advisors—the One Stop Shop for Aliyah and Real Estate comes in, and the positioning is deliberate: Before you talk to a developer, before you call a realtor, before you sign anything, talk to us first.

Olim Advisors functions as a buyer’s ally and independent guide through the Israeli real estate process from the moment you start seriously considering a purchase through the day you get the keys. We help you define a realistic budget that accounts for all the costs, not just the headline price. We help you understand which neighborhoods and cities match your actual life: your work situation, your family needs, your community priorities, your realistic expectations of what you want daily life to look like. We explain the buying process in plain English so that the contract, the lawyer, the misrad (office) and the Tabu (land registry) are not sources of anxiety but steps in a process you understand.

We don’t replace the professionals you’ll need: the lawyer, the realtor, the mortgage broker. We work alongside them on your behalf. We ask the questions you don’t know to ask. We

flag things that deserve a second look. We provide the independent perspective that’s very difficult to get from someone who’s being paid by the transaction closing.

And because our goal is protecting buyers rather than driving transactions, our guidance is offered at no charge.

WHAT OUR CLIENTS SAY

“My wife and I have been talking about buying an apartment in Israel for the past 30 years. Fortunately, during a casual conversation with a friend about buying a place in Israel, he told us about Rafi Shulman and Olim Advisors. He really streamlined the process for us. Finding the apartment, which we did, is only part of what Olim Advisors did for us. Purchasing an apartment in Israel is way different than buying a home in the States, and they helped us navigate every step of the way.
